Karisma Kapoor is once again in the news, this time for a big personal move amid the ongoing legal dispute over her late ex-husband Sanjay Kapoor’s huge estate. The actress, whose children Samaira Kapoor and Kiyan Raj Kapoor are currently embroiled in a legal battle with Sanjay Kapoor’s widow Priya Sachdev Kapoor, has reportedly renewed the lease on her luxury Bandra West apartment. According to documents reviewed by Square Yards, Karisma has signed a new one-year agreement for her luxurious residence at Grand Bay Condominium on Hill Road, Bandra West, with a total lease value valued at Rs 66.12 lakh.
Karisma Kapoor renews lease of Rs 66 lakh Bandra apartment amid fight over Sanjay Kapoor’s Rs 30,000 crore property: Report
This premium apartment is spread over 2,200 sq ft and includes three dedicated car parking spaces, underlining its special appeal. The renewed lease was registered on November 14, 2025, and required to be paid a stamp duty of Rs 17,100 along with a registration fee of Rs 1,000. A security deposit of Rs 20 lakh has been included in the agreement, while the monthly rent has been fixed at Rs 5.51 lakh for a period of one year, totaling Rs 66.12 lakh for the entire period. The space continues to be rented out to Kongsberg Maritime India Private Limited, the same company that previously held the lease. Under the first agreement signed in November 2023, the monthly rent was Rs 5 lakh for the first year and Rs 5.25 lakh for the second, reaching Rs 1.23 crore in two years.
This property update comes at a time when Karisma’s family finds itself at a crucial juncture in the ongoing property dispute. In recent court developments, Karisma’s legal team claimed that Samaira’s university fees have not been paid due to lack of approval by the property managers. However, this claim was strongly challenged in court by Priya Sachdev Kapoor, who produced receipts showing that fees had indeed been paid – Rs 95 lakh per semester – and the next installment would be payable only in December, as confirmed by her lawyer Shail Trehan.
However, the central issue remains Sanjay Kapoor’s controversial will. Karisma’s children have alleged that their stepmother Priya forged or altered the will to exclude them from Sanjay’s estimated Rs 30,000 crore estate. Priya Kapoor’s legal counsel, led by senior advocate Rajiv Nair, has rejected these claims, arguing in the court that it is common for a husband to leave all his property to his wife, citing family tradition as precedent.
Prominent industrialist Sanjay Kapoor died in London after a polo match last June, a tragic event that sparked a high-profile legal battle between his widow and children. As the case unfolds, both sides continue to present evidence, receipts and arguments in the Delhi High Court.
