According to property registration documents reviewed by Square Yards on the website of the Inspector General of Registration (IGR), Bollywood actor Sonu Sood has rented a unit in Trade Center BKC in Mumbai’s Bandra East area to HDFC Bank Ltd at a starting monthly rent of Rs 11.75 lakh. The deal was officially registered in February 2026.

Bandra is considered one of the most established and high-value real estate markets of Mumbai, offering a combination of premium residential and commercial properties. The locality comprises a mix of upscale apartments, heritage bungalows and boutique commercial developments, attracting both end users and investors. The area is well-connected via the Western Express Highway, Bandra Railway Station and upcoming metro lines, and is in close proximity to major business districts such as Bandra Kurla Complex (BKC), Lower Parel and the international airport. Many high net worth individuals and public figures also live in this area. Notable residents include actors like Shahrukh Khan, Salman Khan, Janhvi Kapoor, Trupti Dimri and Ranbir Kapoor.
According to Square Yards’ analysis, the lease term is up to nine years. The agreed monthly rent for the unit starts at Rs 11.75 lakh for the first three years, with the agreement providing for a 15% rent increase after the expiry of each three-year period.
The deal includes a security deposit of Rs 70.50 lakh, and the unit comes with three dedicated car parking spaces and has a carpet area of 2,700 square feet (250.83 square metres).
Actor Sonu Sood has bought this commercial unit for Rs 24.25 crore. The deal was officially registered in October 2012. Depending on the lease terms and purchase price, the commercial unit yields an average annual rental yield of ~6.7% over the lease term.
Sonu Sood is an Indian actor, filmmaker and philanthropist who predominantly works in Hindi, Telugu, Tamil and Kannada cinema. He started his acting career with Tamil film Kallazhagar In 1999 and made her Hindi film debut Shaheed-e-Azam (2002). Sonu got wide recognition for the role of villain in this Arundhati (2009), for which he received the Filmfare Award for Best Supporting Actor – South. He further cemented his reputation with notable performances in films such as Youth (2004), You made me the lover (2005), jodha akbar (2008), Dabangg (2010), firing in wadala (2013), happy new year (2014), simba (2018), and Emperor Prithviraj (2022). Apart from acting, Sonu Sood has also ventured into film production and entrepreneurship. He also earned nationwide praise for his humanitarian work during the COVID-19 pandemic, for which he received several national and international accolades.
